Deutsche Industrie REIT-AG continues growth and buys additional assets in Elchingen and Lichtenfels

Rostock, 26 April 2018 - Deutsche Industrie REIT-AG (ISIN DE000A2G9LL1) acquired in one transaction two production and logistics properties in Elchingen and Lichtenfels (Bavaria) for EUR 11,0 million.

Conveniently located in the triangle between Bayreuth, Bamberg and Coburg, the property in Lichtenfels has been leased to a foam processing company for many years. The current lease has a duration of more than ten years. With an area of more than 16,000 m², a rent of approx. kEUR 854 per year is generated. The purchase price amounts to EUR 9.2 million, resulting in a net initial yield of 9.3%.

The second object is in Elchingen near Ulm, in the immediate vicinity of the motorway junction between A7 and A8. It has also been rented to a foam processor for a long time with a current contract of more than 10 years. At just under 3,300 m², a net annual rent of approx. kEUR 161 is achieved. Here, the purchase price amounts to EUR 1.8 million, with 8.9% net initial yield.

The transfer of ownership of the properties is expected in June 2018.

Regarding the latest transactions Deutsche Industrie REIT-AG owns a portfolio of 19 properties with a total rental space of approx. 479,000 sqm., an annualised rent of approx. EUR 14.7 million.
